BUILDING A THREE BEDROOM HOUSE

     








Happiness of anyone with a family is having a house of their own than renting because currently renting in kenya is becoming quite expensive. Basically a three bedroom house has three bedrooms, living room, dinning area and a kitchen. Common toilets and bathrooms included.

cost of building a three bedroom house varies a lot but it depends with so many factors i.e topography of the land , size of your building, soil type, materials among others other factors  

The following are general points which can  give you a roughly estimate of total building cost,

1.House features -- Internal and external features of any house are key determinants of building cost, for instance reducing number of windows and their sizes can lower your building cost while using high roof pitches can really increase your  building  cost. It is said the higher the roof pitch the more costly it becomes  because more intensive labor is required not forgetting more materials will be required.

2. Size of the house -- size of the house is so important, its one of the factors to consider before building. The more spacious the house the higher the plinth area.
Mostly  building cost is done per square meter [SQM] . cost per square meter may roughly cost Ksh 30,000 depending with area you are and type of finishes you would like for your house.
Average area of a three bedroom house is about 100 Meter squared of which you can roughly estimate how much it can cost you. i.e 30,000 by 100 = 3M

3. Quality of finish -- High quality finishes increases quality cost. For instance a person doing gypsum ceiling  will have to dig much way deeper as compared to another doing PVC  ceiling .Get to know this before construction.

As mentioned earlier  building a house with standard finishes will cost you 30,000 per square meter while high end home may cost up to 40,000 per square meter depending with the location one is.
